Occupancy of the Country House is limited to a maximum of 18 people. Tenant’s party shall consist of no more than 18 persons.

Upon payment of the balance of the Rent, Tenant shall provide to Country House a list of all occupants, including full name and date of birth, passport number and expiration date, which list shall comprise the permitted guests during the Rental Period.

Tenant may update and change the list of guests at any time prior to the Arrival Date, by written notice to Country House.

• Meals provided by Le Delizie del Borgo – €40 per person to include a 4 course meal and house wine.  
•  Cleaning.  Any additional linens or housekeeping in addition to the mid week clean towels.

ARRIVAL: Tenant shall check in on the Arrival Date between the check in hours set forth above. Should Tenant’s travel arrangements necessitate check in at a different time they are asked to arrange an alternate time in advance. At check in Tenant shall be met at the property by a Country House representative and provided keys to the property. The representative shall walk through the property with Tenant and provide instructions on the use of all appliances, etc. The representative and Tenant shall make the Security Deposit. In order to comply with Italian law, at check in Tenant shall provide passports for all members of Tenant’s party to the Country House representative.

DEPARTURE: Prior to the Departure Date Tenant shall make arrangements with Country House’s representative for a final walkthrough of the premises. At the final walkthrough, the representative will note any missing items or damage to which the Security Deposit shall be applied and shall refund the balance of the Security Deposit as provided in Section 5.

DEPOSIT: A non-refundable deposit equal to 50% of the total Rent shall be made at the time of booking.

BALANCE OF RENT: No later than 60 days prior to the Arrival Date Tenant shall pay the balance of the Rent. In the event that the booking is made less than 60 days prior to the Arrival Date, the entire amount of Rent shall be payable at the time of booking. On such date, Tenant shall provide the full names and dates of birth of all persons who will be staying at the Country House. In the event that Tenant fails to pay the balance of the Rent as provided hereunder, the booking will be cancelled and a cancellation fee shall be imposed as provided in Section 6.

FORM OF PAYMENTS: All payments of Rent shall be made in Euros. Payment may be made by credit card (Master Card or Visa) or by Euro wire transfer to the Country House bank account in Italy. Wire transfer instructions are available by request.

SECURTY DEPOSIT: At check in on the Arrival Date Tenant shall pay a Security Deposit of € 500,00 by cash. The Security Deposit shall be refunded to the Tenant at checkout less any deductions for missing items or damage.

In the event of a cancellation of a booking by tenant for whatever reason, the following cancellation charges will apply:

CANCELLATION MORE THAN 60 DAYS PRIOR TO ARRIVAL DATE – a cancellation fee equal to 50% of the total Rent shall be retained by Country House. In the event that a 50% deposit has been paid pursuant to Section 4(a), that deposit shall be forfeited and not refunded. In the event that an amount in excess of the 50% deposit shall have been paid, such excess shall be refunded to the Tenant as soon as practicable by Country House.

CANCELLATION 31-60 DAYS PRIOR TO ARRIVAL DATE – a cancellation fee equal to 75% of the total Rent shall be retained by Country House and any amount paid in excess of the cancellation fee shall be refunded to the Tenant as soon as practicable by Country House.

CANCELLATION WITHIN 30 DAYS TO ARRIVAL DATE shall result in complete forfeiture and non-refund of all Rent paid by Tenant.

Under no circumstances will refunds of Tenant’s Rent or Deposit be made other than as provided for in this Section 6. It is strongly recommended that Tenant obtain trip cancellation insurance.
